Projects That Will Sell My Broward Home Faster

How can I sell My Home Faster in Broward County FL

If you’re ready to move, the last thing you want is for the house you are trying to sell to sit on the market. Fortunately, there are a few things you can do quickly and easily that will make your house a more attractive home for its next buyer. Today, Antonio Ortega of Global Luxury Realty shares tips on how to choose home projects that buyers will love.

Keep It Simple

Keeping it simple is not just a mantra for your mental health. It applies to many aspects of life, including the home projects you’ll want to tackle when it’s time to list your house on the MLS. Start with the basics, which include:

Cleanliness. The cleanliness of your home matters more than you might think. Buyers will absolutely have a preconceived notion about the house if there are Kool-Aid or coffee stains in the carpet, dust bunnies under the bed, and toys scattered everywhere. Remove everything from your home that doesn’t need to be there, and clean like your mother-in-law is coming for her very first visit.

Security. When it comes to desired amenities, a smart home security system is considered a big plus among interested homebuyers. Although you can hook up a system piecemeal by yourself, such as installing a video doorbell or motion-detector outdoor lighting, complete systems require a bit more expertise, so look for professional installers near you to do the job right. These systems allow the home’s residents to check on alerts or cameras from their smartphones while they’re offsite at work or while on vacation.

Walls and ceiling. You’ve cleaned the carpet, which is great. Now you need to make the walls and ceiling look like new. Start with a quick coat of paint overhead and then decide if you’re going to paint or wallpaper the walls. Now there is DIY peel and stick wallpaper, which is removable and can be repositioned if you make a mistake. You can also have your wallpaper custom-printed so you can create a truly unique home with a design that is never out of stock. Bonus: You also won’t be stuck with gallons of paint.

Natural light. Whether they realize it or not, natural light is important to homebuyers. Not only does it reduce energy costs, but a house with ample natural illumination feels better on a psychological level. Make a point to take down the curtains and add mirrors to increase the amount of lighting inside of your home.

Outdoor space. Everybody loves the summer, and everybody wants a great place to entertain during the warmer months. Make sure that your patio and deck are clean and free of debris. If you plan to pressure wash, DIYNetwork recommends a pressure washer with at least 3,000 PSI for concrete and brick.

Repairs that matter

Making sure your home is clean and aesthetically appealing is only half the battle. You also have to ensure that your systems are in working order and that your home is safe and ready for its next family. A few things to fix before the “For sale” sign is in the yard are:

Creaky floors. Creaky floors are a great indicator of an older home. While some squeaks are expected, quiet down your noisy hardwood by using wooden shims or special repair kits made for the job.

Missing hardware. While you might not notice a missing handle on that kitchen drawer you never use, buyers will. Make sure that the hardware throughout your home is intact, functional, and matching.

Visible exterior damage. Damage to the roof, windows, walkway, or yard will be immediately noticeable and can take away from curb appeal. Fix visible issues so that your buyers don’t get turned off before they ever make it into the house. Finding a reliable and insured pro is simplified thanks to online service directories; just use a search engine and read up on customer reviews to get started.

You don’t have to change the entire layout of your home to make it appealing to buyers. But, a few quick projects, such as adding custom wallpaper and fixing noisy floors, will go a long way toward making the property stand out. Although we are still in a seller’s market, you don’t want to get lax about home repairs and renovations. For everything you’re not willing to do, the next seller is. Tackle the list above for a quick and easy sale.

Finding Your Dream Home: Keep Accessibility in Mind

House hunting is full of obstacles, but if you have a disability, your circumstances may create unique hurdles. A disability refers to any physical or mental impairment that limits one or multiple major life activities. Your ability to walk, speak, breathe, work or perform other manual tasks could be affected. However, this should not stand in the way of you finding your dream home — one that considers accessibility and allows you to live as independently as possible.

Starting the House Hunting Process

Before you begin house hunting, ensure your choice of Fort Lauderdale neighborhoods allows you to live the life you want. Can you easily navigate the community? Do you have access to medical care, work, or other necessities?

Additionally, think about your budget. If you do not understand what you can afford, you may search endlessly and find no properties in your range. Worse, you could try to purchase a home you don't have money for. Be realistic about prices and do not overbid on a home. Look for home-buying programs that assist people with disabilities. For instance, a Home Ownership Voucher Program helps moderate to low-income families with disabled family members buy a home.

According to experts, purchasing a home account for a significant percentage of a household's net worth. Buying a home is one of the biggest investments you may ever make. It makes sense to find a house that allows you to live without restrictions.

Once you’ve decided on a location and worked out your budget, connect with experienced and knowledgeable realtor Antonio Ortega LLC to find a Fort Lauderdale home that meets your needs.

Finding Accessible Options

Accessible housing refers to homes that support your lifestyle. Some accessible options to consider include:

         Wide doorways for wheelchair access

         Countertops at your height

Grab bars and disability accommodations in the bathroom

Other accessibility options to keep in mind are acoustics for people who are deaf or textures on the floor for people who are blind.

Some homes do not have accessibility options, so you may need to make modifications to the property. For example, if you have steps to the entrance, consider removing them upon purchase or installing a ramp for easier access.

Moving Without the Stress

No matter your excitement for the new place, moving comes with its share of stress. You can stay organized and frustration-free by creating to-do lists. For example, one to-do list may include all of your disconnection dates for utilities, whereas another may consist of organization and packing ideas. Keep a notebook close by to create lists for jobs you need to complete before moving day.

Do not wait to begin putting your belongings in moving boxes. Start packing one room at a time to ease your stress. For example, if you have a storage closet you rarely open, start organizing and packing items from there first. Packing usually takes twice as long as you imagine, so plan to begin the process early.

Consider moving services to keep the move from becoming physically and emotionally draining. When you hire a moving service, others do the heavy lifting while taking extra care of your fragile items.

There are ways you can alleviate some of your stress while planning a move. Figure out your housing and neighborhood options before you consider accessibility, as well as property prices in the area. When you narrow down a neighborhood, you can search for homes with accessibility features or homes you can easily remodel to suit your needs.
